Subdivision as recorded in Volume 27, Page 13, Wichita County Plat Records, said rod being
at the intersection of the South right—of—way line of Olen Street and the West line of a
tract conveyed to TXU Electric Delivery Co. as recorded at Volume 2315, Page 126, Official
Public Records of Wichita County, for the Northeast corner of this tract;
THENCE South 00'57'06" West along the West line said TXU tract and the East line of said
Lot 1, Irrigation Subdivision a distance of 405.04 feet to a found iron rod in the North
right—of—way line of White Street for the Southeast corner of said Lot 1 and the Southeast
corner of this description;
THENCE North 87'34'56" West along the North right—of—way line of White Street and the
South line of said Lot 1, Irrigation Subdivision a distance of 91.79 feet to a found iron rod
for the Southwest corner of said Lot 1 and the Southeast corner of Lot 21, Riley —Williams
Addition as recorded at Volume 6, Page 57, Wichita County Plat Records, for the Southwest
corner of this tract;
THENCE North 00'54'45" East along the East line of Lots 20 & 21, Riley —Williams Addition,
and along the West line of said Lot 1, Irrigation Subdivision a distance of 402.11 feet to a
found iron rod in the South right—of—way line of Olen Street, for the Northwest corner of
said Lot 1 and the Northwest corner of this tract;
THENCE South 89'24'27" East along the South right—of—way line of Olen Street and the North
line of said Lot 1, Irrigation Subdivision a distance of 92.04 feet to the Place of Beginning
and containing 0.85 acres.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
hereto and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, water courses, droins, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
