WHEREAS, Oscar Martinez is the owner of a 0.297 acre tract out of Block 12, Irrigation
Subdivision, Wichita Falls, Wichita County, Texas as recorded in Volume 4, Page 36, Wichita
County Plat Records, and being more specifically described by metes and bounds as follows;
BEGINNING at the Northeast corner of this tract in the East line of California Avenue, said
corner is also the most Westerly Southwest comer of a tract of land conveyed to Kenneth A.
and Paulette P. Malone by deed recorded In Volume 2684, Page 196, Official Public Records
of Wichita County, for the Northwest comer of this tract;
THENCE EAST with a South line of sold Malone tract, at 10 feet pass an iron rod set and
continuing on some course in all a distance of 200.00 feet to an ell comer of said Malone
tract, for the Northeast comer of this tract;
THENCE SOUTH with a West line of said Malone tract, a distance of 64.68 feet to an iron rod
set for the most Southerly Southwest comer of said Malone tract and the Southeast comer
of this tract, said rod Is also in the North line of a tract of land conveyed to Willie Steve
and Tammy A. Stanley by deed recorded in Volume 2921, Page 123, Official Public Records of
Wichita County,
THENCE WEST with North line of said Stanley tract, at 190.00 feet pass an iron rod set and
continuing on same course in oil a distance of 200.00 feet to the Northwest comer of
Stanley tract In the East line of California Avenue, for the Southwest corner of this tract;
THENCE NORTH with the East line of California Avenue a distance of 64.68 feet to the PLACE
OF BEGINNING and containing 0.297 acres of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
thereon and In person or through a duly authorized agent, hereby dedicates to the use of
the public forever all streets, alleys, parks, water courses, drains, easements and public
places thereon shown for the purposes and considerations therein expressed.
