WHEREAS, WALLACE GRESHAM is the owner of the remaining portions, less the right—of—way
of East Scott Avenue, of Lots 8, 9 and 10, Block 14, Joseph A. Kemp's Addition, an
addition to the City of Wichita Falls, Texas as recorded in Book 4, Page 20, Wichita County
Plat Records, and being more specifically described by metes and bounds as follows:
BEGINNING at an iron rod set at the Northeast comer of the above said Lot 8, said rod
being at the intersection of the West line of California Avenue, a dedicated street, with the
South line of a certain dedicated 20 foot alley, for the Northeast comer and PLACE OF
BEGINNING of this description;
THENCE South along the East line of said Lot 8, for a distance of 92.20 feet to an
iron rod set at the point of intersection with a curve in the North right—of—way line of East
Scott Avenue, a dedicated street for the Southeast corner of this tract, the bearing of the
tangent to the curve at said point bears N 61' 23' 50" W;
THENCE in a Northwesterly direction along a curve to the right, having a radius of
1859.86 feet, a central angle of 05` 27' 24", for on arc distance of 177.13 feet to a nail
set in rock for the Northwest corner of this tract, said nail being in the above mentioned
South line of a certain 20 foot alley;
THENCE N 89' 57' E along the said South line of 20 foot alley, a distance of 151.24
feet to the PLACE OF BEGINNING and containing 0.166 acre of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
thereon and in person or through a duly authorized agent, hereby dedicates to the use of
the public forever all streets, alleys, parks, water courses, drains, easements and public
places thereon shown for the purposes and considerations therein expressed.
