an addition to the City of Wichita Falls, Texas, as recorded in Volume 3, Page 73, Plat Records of
Wichita County,Texas, and described by metes and bounds as follows:
BEGINNING at a point at the intersection of the North right—of—way line of State Highway No. 79
(a.k.a. Petrolia Road) with the East right—of—way line of Stesco Avenue, a dedicated street, for the
PLACE OF BEGINNING of this description:
THENCE North with the said East right—of—way line of Stesco Avenue, a distance of 443.31 feet to
a point for the Northwest corner of this tract;
THENCE N 87 50' 45" E at 5.0 feet pass an iron rod found for the Southwest corner of Lot 2,
Block 55, East Side Gardens as recorded in Volume 23, Page 382, Wichita County Plat Records and
continuing in all a distance of 265.38 feet to a found iron rod for the Northeast corner of this
tract, said rod also being the Northwest corner of Block 56—A, East Side Gardens, as recorded in
Volume 3, Page 161A, Wichita County Plat Records;
THENCE S 00' 17' 25" E with the West line of said Block 56—A a distance of 311.17 feet to an iron
rod set in the said North right—of—way line of State Highway No. 79 for the Southeast corner of this
tract, said rod also being the Southwest corner of said Block 56—A;
THENCE S 61' 57' 20" W with the said North right—of—way line of State Highway No. 79, at 296.60
feet pass an iron rod set and continuing in all a distance of 302.26 feet to the PLACE OF BEGINNING
and contains 2.303 acres of land, of which 0.051 acres lies within the 5 foot street right—of—way
widening dedication, leaving a net acreage of 2.252 acres of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed thereon and in person
or through a duly authorized agent, hereby dedicates to the use of the public forever all streets, alleys, parks,
water courses, drains, easements and public places thereon shown for the purposes and considerations
therein expressed.
