PROVAL OF MINUTES It was moved by Burrell Lacey, seconded by Tom Hill, and carried unanimously that the June 19, 1991 Minutes be approved. V-91-04. Variance request to reduce the interior side setback from 5 ft. to 6 inches for a proposed carport at 1921 Ardath Ave. Mr. Cannaday had advised the applicants of their option to proceed or postpone their requests, since only four members of the Board were present, and it would take a unanimous vote to grant a variance. Mrs. Randy Engbrock was present for the consideration of this business item, and chose to have it postponed. V-91-05. Variance request to allow a church to have a roof height of 64 ft. in an LC zone where the maximum height limit is 35 �e f t . This request was presented to the Board by Larry Lambert, Co -Chairman of the Building Committee of University Methodist Church, applicant. Charles Harper of Harper Perkins Architects was also present. Mr. Lambert advised that construction of a larger sanctuary was part of a master plan of the church when it relocated to this site in 1955. He stated that construction of the roof height to 64' and spire height to approximately 108' would be consistent with the construction height of the other churches on Taft and with the Administration Buildings of Midwestern State University across the street. Item No. M•K 175 Page No. I Mr. Mukerjee agreed that the proposed height would be compatible with the heighth of adjacent development. First Presbyterian Church has an approximately 45' high roof with a 105' steeple, and First Chris- tian Church also has a 45' tall roof, with a 114' steeple. The staff believes this existing development constitutes a special condition for consideration. The size of the lot is also a special condition, being 450' deep, resulting in the proposed building being 275, away from the adjacent residence to the east. It was brought out that the steeple will be only a spire, having no bells or music production. Also, church spires and steeples are AW excluded from height limitations. After further discussion, it was moved by Burrell Lacey that the request be approved based on Section 7340 A, C and D of the Zoning Ordinance. The motion was seconded by Tom Hill, and carried unanimously by vote of Hill, Cannaday, Lacey and Murphy.
