CALL TO ORDER
Vice Chairman Mason, who presided, called the meeting to order
' at 2:10 p.m.
APPROVAL OF MINUTES
It was moved by Bob Seabury, seconded by Bill Rowland, and
carried unanimously that the June 18, 1986 Minutes be approved.
1. V_-86-14. Request for variance from Sec 3290(5) for the
Placement of a mobile home with an eight (8) foot exterior side
setback instead of the required fifteen (15) feet
The applicant was not present for the consideration of this
business item. Upon questioning, Mr. Mukerjee explained the
mobile home will be about 35' from the curb of Farris Street
with the 8' setback, as the right-of-way is 801, due to the
streets in the Original Townsite having very wide streets.
After discussion, it was moved by Bill Rowland that the vari-
ance be granted due to the special condition of the small width
of the lot. (As noted in the Staff Report, the 25' wide lot
would leave only a 5' wide buildable area with 5' and 15' side
r� setbacks.) This motion was seconded by Richard Sutton and
carried unanimously.

2. V-86-15. Request for variance from Sec. 4220B to allow
the placement of a fence in the front setback area
The Board was addressed by Mr. Dennis Lewis, applicant. He
explained the lots on either side of him are fenced in the
front, as approximately half the lots on this part of Harris
Lane are. He wants to "tie in" his lot for aesthetic reasons.
Requiring the fence to be behind the 25' setback would "destroy
the front yard," and would be out of line with the existing
fences.
After discussion, it was moved by Bob Seabury that the request
be allowed because of the precedent which has been set on this
street, the applicant would not be inconveniencing anyone by
fencing his lot, and the intent of the ordinance would not be
violated. This motion was seconded by Richard Sutton and
carried unanimously.
3. Add -on item
Mr. Mukerjee advised that their next meeting,the Planning &
Zoning Commission will consider a requirement for placement of
a sign on the property and/or other options, when a variance is
requested. They have requested input on this issue from the
Zoning Board of Adjustment. Presently the only public notifi-
cation is by means of posting the agenda 72 hours prior to the
meeting. Board members expressed their preference individually
as follows:
Vice Chairman Mason - letter notification and sign posting
Richard Sutton - preferably both letter notification and
sign posting, but at least notification
Bill Rowland and Bob Seabury - letter notification only
The meeting then recessed for business item 3. Executive
session pursuant to Art. 6252-17, Sec. 2E, V.T.C.S., and the
meeting adjourned at 2:45 p.m.
