ORDINANCE REZONING A PORTION OF 3230 SOUTHWEST DRIVE
FROM SINGLE FAMILY-2 TO GENERAL COMMERCIAL
CONDITIONED, AND AMENDING THE LAND USE PLAN; FINDING AND
DETERMINING THAT THE MEETING AT WHICH THIS ORDINANCE
WAS PASSED WAS OPEN TO THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the Planning and Zoning Commission considered the proposed
rezoning change at their December 14, 2005 meeting and recommended partial
approval of this request; and
WHEREAS, City Council has reviewed this application and has determined that
the herein described zoning change of all tracts is in the public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The Land Use Plan designation of a tract of land described as a
portion of 3230 Southwest Drive, being the north 0.732 acres of Block Wichita Gardens
Homesteads, as shown on the attached map, incorporated in this ordinance as
Attachment "A," is hereby reclassified as "Institutional."
SECTION 2 The property described in Section 1 of this ordinance is hereby
rezoned to General Commercial Conditioned zoning and regulated as follows:
GCC General Commercial Conditioned Zoning District;
Purpose
The purpose of this GCC Conditioned General Commercial District is to accommodate
Region IX activities on properties located within an area with adjacent Single Family. It
is established to provide reasonable but limited use of a property.
Permitted Uses
A. The following uses are permitted in the GCC district:
Residential Uses
- Dwelling, Duplex Two Family
- Dwelling, Single Family Detached
B. The following uses are permitted in the GCC District subject to the Site Plan
Review provisions of Section 7100.

Commercial Uses:
- Regional Educational Service Center Facilities
The following uses are permitted in the GCC District subject to the Conditional Use
approval process provided in Section 7200:
- All of the uses in the General Commercial District Section 3470 (B) and
3480 of the Zoning Ordinance.
Development Regulations
Each site in the GCC district shall be subject to the following development regulations
except for townhouses and zero lot-line residential uses:
1. Lot area: 5,000 sq. ft., minimum
2. Lot width: 50 ft., minimum
3. Front setback 25 ft. minimum.
4. Side setback, Interior:
A. Single-family and duplex dwellings: 5 ft., minimum.
B. All other uses: 30 feet or the height of the structure, whichever is
greater.
5. Rear setback:
A. Five (5) ft. minimum from common lot line.
6. Height: 35 feet maximum.
7. Building coverage: No maximum, except 50% of lot area maximum, for
single-family and duplex dwellings.
Note: See Section 4600 of the Zoning Ordinance for buffering requirements.
SECTION 3. It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.
